Volume down 2.1% compared with September 2023

In September, 4,167 dwelling purchases by households at market prices were filed with Revenue. This represents a 2.1% decrease compared with the 4,255 purchases in September 2023 and a 4.4% increase compared with the 3,990 purchases in August 2024. The total value of transactions filed in September was €1.7 billion.

Existing dwellings accounted for 3,394 (81.4%) of the dwelling purchases filed in September, a decrease of 5.4% compared with September 2023. The balance of 773 (18.6%) were new dwellings, an increase of 16.1% compared with September 2023. See Figure 2.1.

Buyer Type

In the year to September, 48,559 dwelling purchases by households at market prices were filed with Revenue. Of these, 17,207 (35.4%) were purchased by first time buyer owner-occupiers, while former owner-occupiers purchased 25,689 (52.9%). The balance of 5,663 (11.7%) were acquired by non-occupiers. See Figure 2.2.

Revenue data shows that there were 1,443 first-time buyer purchases in September 2024, an increase of 0.9% on the 1,430 recorded in September 2023. These purchases were made up of 480 new dwellings and 963 existing dwellings.

Median Price by Administrative Region

Households paid a median price of €346,000 for a dwelling on the residential property market in the 12 months to September 2024.

The Dublin region had the highest median price (€465,000) in the year to September. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price (€637,500), while Fingal had the lowest (€430,000).

The highest median prices outside of Dublin were in Wicklow (€455,000) and Kildare (€397,619), while the lowest median price was €175,000 in Longford. See Map 2.1.

Median Price by Eircode Area

In the year to September, the Eircode area with the highest median price for household dwelling purchases was A94 'Blackrock' (€716,000). The five most expensive Eircode areas by median price were in Dublin. The second most expensive Eircode area was D06 'Dublin 6', where the median price was €715,000. The third most expensive Eircode area was D04 'Dublin 4' which had a median price of €659,000.

The Eircode area with the least expensive median price within Dublin was K32 'Balbriggan', where the median price was €303,000.

Outside of Dublin the most expensive Eircode area over the last twelve months was A63 'Greystones', with a median price of €540,000. The second most expensive Eircode area was A98 'Bray' with a median price of €495,000.

The least expensive Eircode area over the last 12 months was H23 'Clones', with a median price of €135,000. The second least expensive Eircode area was F45 'Castlerea', with a median price of €145,000. The third least expensive Eircode area was F35 'Ballyhaunis', which had a median price of €150,000.
