Volume and Value
In October, 4,335 dwelling purchases by households at market prices were filed with Revenue. This represents a 12.7% increase compared to the 3,845 purchases in October 2020 and a 0.7% increase compared with the 4,304 purchases in September 2021. The total value of transactions filed in October was €1.5 billion.
New and Existing Dwellings
Existing dwellings accounted for 3,687 (85.1%) of the dwelling purchases filed in October, an increase of 16.3% compared to October 2020. The balance of 648 (14.9%) were new dwellings, a decrease of 4% compared to October 2020. See Figure 3.1.

Buyer Type
In the year to October, 45,907 dwelling purchases by households at market prices were filed with Revenue. Of these, 14,632 (31.9%) were purchased by first time buyer owner-occupiers, while former owner-occupiers purchased 24,758 (53.9%). The balance of 6,517 (14.2%) were acquired by non-occupiers. See Figure 3.2.
Revenue data shows that there were 1,350 first-time buyer purchases in October 2021, an increase of 1.6% on the 1,329 recorded in October 2020. These purchases were made up of 341 new dwellings and 1,009 existing dwellings.

Median Price
Households paid a median price of €275,000 for a dwelling on the residential property market in the 12 months to October 2021.
The Dublin region had the highest median price (€400,000) in the year to October. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price (€580,000), while South Dublin and Fingal had the lowest (€370,000).
The highest median prices outside of Dublin were in Wicklow (€380,000) and Kildare (€330,000), while the lowest price was €129,000 in Longford. See Figure 3.3.
Mean Price
Households paid a mean price of €320,562 for a dwelling on the residential property market in the 12 months to October 2021.
The mean price in Dublin (€494,917) was the highest in any region or county. Dún Laoghaire-Rathdown had the highest mean price in the Dublin region at €682,459, while South Dublin had the lowest at €401,571.
Outside of Dublin, the Mid-East was the most expensive region, with a mean price of €334,275. Wicklow was the most expensive county, with a mean price of €428,723.
The Border region was the least expensive region in the year to October 2021, with a mean price of €163,443. Longford (in the Midland region) was the least expensive county, with a mean price of €141,135. See Figure 3.4.

Neither median nor mean prices are appropriate for measuring the evolution of property prices as the mix of houses sold in different periods can change over time. The Residential Property Price Index is the definitive measure of property price trends.
