Residential property prices (houses and apartments) increased by 14.4% nationally in the year to December. This compares to an increase of 14% in the year to November and an increase of 2.2% in the twelve months to December 2020.
In Dublin, residential property prices saw an increase of 13.1% in the year to December, while property prices outside Dublin were 15.4% higher. See Figure 1.1.

In Dublin, house prices increased by 13.5% and apartment prices increased by 11.3%. The highest house price growth in Dublin was in Dublin City at 15%, while Fingal saw a rise of 11.4%.
Outside Dublin, house prices were up by 15.3% and apartment prices up by 16.9%. The region outside of Dublin that saw the largest rise in house prices was the Border at 23.7%, while at the other end of the scale, the Mid-West saw a 12.1% rise. See Figure 1.2.

Overall Decline
Overall, the national index is 4% lower than its highest level in 2007. Dublin residential property prices are 11.3% lower than their February 2007 peak, while residential property prices in the Rest of Ireland are 5.7% lower than their May 2007 peak.
Recovery
Property prices nationally have increased by 114% from their trough in early 2013. Dublin residential property prices have risen 119.6% from their February 2012 low, whilst residential property prices in the Rest of Ireland are 117.1% higher than at the trough, which was in May 2013. See Figure 1.3.
