Volume down 14.0% compared with August 2023

In August, 3,990 dwelling purchases by households at market prices were filed with Revenue. This represents a 14.0% decrease compared with the 4,640 purchases in August 2023 and a 15.5% decrease compared with the 4,723 purchases in July 2024. The total value of transactions filed in August was €1.7 billion.

Existing dwellings accounted for 3,207 (80.4%) of the dwelling purchases filed in August, a decrease of 17.4% compared with August 2023. The balance of 783 (19.6%) were new dwellings, an increase of 3.6% compared with August 2023. See Figure 2.1.

Buyer Type

In the year to August, 48,647 dwelling purchases by households at market prices were filed with Revenue. Of these, 17,194 (35.3%) were purchased by first time buyer owner-occupiers, while former owner-occupiers purchased 25,695 (52.8%). The balance of 5,758 (11.8%) were acquired by non-occupiers. See Figure 2.2.

Revenue data shows that there were 1,388 first-time buyer purchases in August 2024, a decrease of 15.8% on the 1,649 recorded in August 2023. These purchases were made up of 444 new dwellings and 944 existing dwellings.

Median Price by Administrative Region

Households paid a median price of €345,000 for a dwelling on the residential property market in the 12 months to August 2024.

The Dublin region had the highest median price (€462,000) in the year to August. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price (€635,000), while Fingal had the lowest (€430,000).

The highest median prices outside of Dublin were in Wicklow (€450,000) and Kildare (€395,000), while the lowest median price was €175,000 in Longford. See Map 2.1.

Median Price by Eircode Area

In the year to August, the Eircode area with the highest median price for household dwelling purchases was D06 'Dublin 6' (€725,000). The five most expensive Eircode areas by median price were in Dublin. The second most expensive Eircode area was A94 'Blackrock', where the median price was €720,000. The third most expensive Eircode area was D04 'Dublin 4' which had a median price of €660,000.

The Eircode areas with the least expensive median price within Dublin were D10 'Dublin 10' and K32 'Balbriggan', where the median price was €300,000.

Outside of Dublin the most expensive Eircode area over the last twelve months was A63 'Greystones', with a median price of €549,996. The second most expensive Eircode area was A98 'Bray' with a median price of €489,000.

The least expensive Eircode area over the last 12 months was H23 'Clones', with a median price of €135,000. The second least expensive Eircode area was F45 'Castlerea', with a median price of €142,000. The third least expensive Eircode area was F35 'Ballyhaunis', which had a median price of €148,250.
