New Dwellings Completions Quarter 4 2020

Growth in apartment building fuels 20,676 New Dwelling Completions in 2020, a decline of 1.9% on 2019
  • A late surge in completions brought the 2020 total close to 2019 levels after slump in Q2 and Q3 due to COVID-19 restrictions
  • In Q4 2020, there were 7,400 completions, a 15.9% increase from the same quarter in 2019
  • There were 4,014 apartments completed in 2020, up 14.5% from 2019
  • In Q4 2020 the number of apartment completions rose 45.6% to 1,724
  • There were decreases in both single (2.6%) and scheme dwellings (6.3%) from the total in 2019
  • While more than half of all completions were in Dublin and the Mid-East regions, W91 'Naas' and H91 'Galway' were the Eircode areas with the highest number of completions

The Central Statistics Office (CSO) has today (04 February 2021) released figures for New Dwelling Completions in the fourth quarter of 2020, helping to provide annual figures for 2020.

Commenting on the release, Justin Anderson, Statistician, said: “The new dwelling completions saw a late surge in 2020 bringing annual figures close to that of 2019 despite the clear impact of the COVID-19 restrictions earlier in the year. In Q4 2020 there were 7,400 completions bringing the total completions for the year to 20,676. The annual figure was down 1.9% compared to 2019. The quarterly figure was 15.9% higher than that seen for the corresponding quarter in 2019.

There was a 14.5% increase in apartment completions for the year and 45.6% year-on-year increase for the fourth quarter. There was a 2.6% decrease in single dwelling completions in 2020 and a 6.3% decrease for scheme dwellings. There was an 8.5% increase in single dwellings in Q4 and a 9.3% increase in scheme dwellings for this quarter.

Of all completions in 2020, 56.7% are scheme, 23.9% are single and 19.4% apartments.

In Q4 2020, the most completions at a regional level were in Dublin where there were 2,479 dwellings completed. There were 6,081 completions in Dublin over the whole of 2020. The Mid-East region had the next highest level of completions. There were 1,555 dwellings completed in the region in Q4 and 4,839 in the whole of 2020.

 In Q4 2020, more than three-quarters of all apartments completed were in Dublin, the Mid-East accounted for 29.3% of the total scheme dwellings while the West region had the highest number of single dwelling completions.

The ‘Naas’ (W91) Eircode area was the Eircode area had the most completions in 2020 at 871. The second highest was ‘Galway’ (H91) with 729.

The average new dwelling size index, which is calculated by linking ESB domestic connections to BER assessments, indicates that the average size of new dwellings is continuing to decline, decreasing by 3.8% in 2020. This is driven by an increase in the percentage of apartments completed, and the decrease in size of single dwellings.”
